DESIGN STAGES
The building design process is divided into a number of stages: • Sketch Design or Concept Design • Design Development • Planning Submission/Permit Documentation (If required) • Documentation • Construction Stage These stages can also be understood as percentages of the design developed and completed. Concept Design The concept design phase, also known as the schematic design phase, is when different design ideas based on the project brief and related costs are explored. At Darwin Drafting we produce two concept designs per project brief, which gives the client a perspective of different designers take and vision for the brief. The concept designs consider both the plan – the functional arrangement of spaces; and the form – height, width, and shape relative to constraints and opportunities that apply to the site - providing the client opportunity to comment. The option ultimately agreed upon forms the basis of the final design. Design development The design development stage is where the Concept Design is refined and fully detailed to meet project requirements. At this point, the ‘look’ of the building is finalised and the materials, fixtures and finishes to be used on both the inside and outside of the building are decided. During this phase, the approved design will be developed to explain it to the client, coordinate the work of specialist consultants, review the developed design against the budget. The documentation will be ready at this stage to send out to interested builders to receive feedback and estimates of cost The need for a design development phase is critical in order to refine the design and take it to a higher level of qualitative resolution. It provides time to rationalise and coordinate the interfaces between disciplines such as architectural, structural and services engineering. It allows the opportunity to fully develop and evaluate the sustainability and universal access outcomes and options in the detailed building fabric. It provides an opportunity to fully evaluate the life cycle costing of the building, exploring options in the building development that will meet current budget cost, but also reduce the on-going cost to client. In undertaking this development and evaluation process, it provides a critical stage to establish value for money benefit. Town Planning (If required) Planning permit submissions need to be structured professionally in a certain way to expedite the process and have a high chance of success, we are well versed in dealing with local authorities throughout Australia and have a through understanding of the process. Construction Documentation / Building Permit After approval of the design by all relevant authorities, stakeholders and end users, working drawings and specifications are prepared. At Darwin Drafting we take pride in the working drawing sets, as they eventually form a contract between the builder and the client, the builder will give his final quote on this 'building permit set' and a contract will be signed referrering to these documents. Construction Services / Contract Administration Contract Administration refers to the execution of the contract during the construction period, including monitoring construction to determine wether it is being built in accordance with the contract documents.
